Current property owners should request access to the
Bluffs at Riverside Google Group.
In addition to serving as the primary communication method within the neighborhood, inclusion in the group provides access to prior meeting minutes, financial Statements, surveys, and other documents.
Gate Access
To request a gate remote, the current gate code, or to request the gate to be left open for a party or showing at your home, please contact the
gate manager.
Annual Assessments
Annual assessments are due each year by March 1st. Checks should be made payable to "BHOA" and mailed to the Bluffs at Riverside HOA address (111 River Rock Road, Ozark, MO 65721). For the current amount due for your property, send an email to the
treasurer.
Mailboxes
Mailboxes are maintained by the secretary. To obtain a mailbox and key, please send an email to the
secretary.
Architectural Review Committee
The Bluffs Property Owners Association requires exterior changes to structures (including new construction) to be submitted to the Architectural Review Board. The architectural review form may be found on the "Documents" page. To get the list of current board members, please send an email to the
secretary.
Septic Maintenance
Septic tanks are required to be pumped on a three year basis. The secretary maintains the records for each property, and may send a reminder when it is time for your property to be pumped. If you have had your property's tank pumped, or would like to know when it is due, please contact the
secretary.
Lot Maintenance
Article VIII (Repair and Maintenance - Page 7) within the subdivision's
Declaration of Covenants, Conditions and Restrictions states the following:
The Owner Of each Parcel shall keep the Parcel,
and the buildings and other improvements on the
Parcel, in good order and repair, and free of
debris. Lawns shall be seeded and mowed,
shrubbery trimmed and exterior surfaces
painted, stained or cleaned, all in a manner
and with such frequency as is consistent with
good property management.
This statement has been clarified by the BHOA Board of Directors as follows:
- Vacant lots should be mowed once/month during the growing season
- Owners of lots upon which a home is situated should mow all areas of the lot that is viewable from a paved road and in which a mower can reasonably fit
